Planning permission for windows

Prior approval for window replacement

Replacing windows in Edinburgh may not need planning permission in some cases.

Since May 2024, ‘Permitted Development’ rights have changed. If you live in a Conservation area, you may be able to alter your windows without requiring any planning permission.

Alterations to the rear of a property that is not a principal elevation or a side elevation (that doesn’t face a road) do not require planning permission.

Alterations on the front/principal elevation and side windows facing a road can now be submitted as Applications for Prior Approval. This will determine the acceptability of these new windows. This allows the us to consider the replacements without the need for full planning permission.

If you live in the World Heritage Site or a Listed Building, then these changes do not affect you and you should continue to apply for planning permission/listed building consent.

Have a look at our Quick Guide to Windows for more information.
